Motel site may get 12-story complex

Weiner Ventures is proposing to build a 12-story hotel and residential complex at the Boylston Street site of the 1950s-era Howard Johnson motel near Fenway Park.

The project would continue the rapid transformation of that stretch of Boylston Street, where sub shops and tire stores have been replaced by modern apartments and retailers such as Guitar Center and Basho, an upscale sushi restaurant.

The Boston developer filed plans yesterday for a 12-story building, with two sections. One would have a 170,000-square-foot hotel, the other 175,000 square feet of residential space.

On the lower level would be retail shops. An underground garage would have 280 parking spaces.

Adam Weiner, manager of Weiner Ventures, said the design of the property would be “respectful of the Red Sox and other neighbors surrounding the ballpark.’’

Weiner said he does not have a start date for construction.

Earlier this year, Weiner signed a deal with the property’s owner, hotelier Robert Sage, who had previously explored plans to redevelop to the Howard Johnson but was never able to move forward. The project will need approvals from the Boston Redevelopment Authority and other city agencies before work can begin.
