Amazon’s Kendall lease shows 10-year commitment and room for hiring spree

A copy of Amazon’s Kendall Square lease filed with the Middlesex County Registry of Deeds was dug up by Curt Woodward, detailing some of the terms for the 10 years and 3 months lease of approximately 129,125 square feet at 101 Main Street.

The lease details the amount of rented space the online retail giant has on the fifth through ninth and eleventh floors, right in the heart of Kendall Square.

Amazon has generally been tight-lipped about Cambridge expansion plans, as Scott Kirsner noted in 2011, but has been expanding its footprint in recent years after a period of local acquisitions that were then moved to the company’s Seattle, WA headquarters.

Amazon Lease by Curt Woodward

The lease runs through the end of August, 2023, with two options for five year extensions.

Earlier this year, Amazon negotiated with the state to begin charging sales tax for purchases in Massachusetts after it opened a small local office.

Woodward estimated that the new office could house over 600 employees.
