A developer has yet again revised a proposal to build a hotel, upscale apartments, and space for retail, restaurant and parking in Cleveland Circle.
Major changes include shrinking the building’s size by about 16,000 square feet and eliminating about 18 hotel rooms and nine parking spaces, according to plans filed recently with the Boston Redevelopment Authority.
The proposal also calls for increasing the size of a courtyard driveway area to try to prevent traffic congestion there and relocating the hotel’s front to make it more visible from the Cleveland Circle intersection.
Boston Development Group’s latest proposal calls for constructing a six-story, 218,520- square-foot building with 162 Hilton Garden Inn hotel rooms, 92 apartments, and 14,000 square feet of retail space and 96 surface level parking spaces and another 92 spots in a garage.
The mixed-use development would be built across 2.5 acres of property, replacing an Applebee’s restaurant on one site in Boston’s Brighton neighborhood and the abandoned Circle Cinema on an abutting parcel that straddles the Brighton-Brookline border.
The project, first proposed three-and-a-half years ago, has undergone numerous design changes at the urging of both public officials and area residents. Most of the revisions have been made to address concerns over the building’s size and its potential impact on area traffic.
Approval is needed from both the city of Boston and the town of Brookline, because the project overlaps both municipalities.
Details about the proposal will be discussed at a meeting hosted by the redevelopment authority on Tuesday, April 1 at 6 p.m. at the Alexander Hamilton School on Strathmore Road in Brighton, officials said.
