JLL will lease office space for Berkeley Investments’ redeveloped 9 Channel Center in Boston

JLL, a commercial real estate firm that until recently was known as Jones Lang LaSalle, said it has been selected as the exclusive leasing agent for the office space at 9 Channel Center, a building being redeveloped in Boston’s Innovation District.

Berkeley Investments Inc., a local developer, bought 7 and 9 Channel Center last year. Berkeley Investments is looking to do a “total rehabilitation” of 9 Channel Center, a seven-story office-and-retail building with about 77,000 square feet of space. The firm is not disclosing the price tag of the project. Expected completion of the rehab is in mid 2015.

The building’s brick and beam architecture is being restored as a historic building in accordance with historic tax credit requirements of the National Park Service. After the renovation, the building will feature an all new atrium lobby, open retail storefronts on the ground floor, and a roof deck.

The architect for 9 Channel Center’s renovation is Bargmann Hendrie + Archetype Inc.

JLL’s press release included a statement from Berkeley Investments president and principal Young Park.

“This development furthers our program to enhance value through adaptive reuse along Congress Street and across our expansive Fort Point portfolio,” he said. “We will infuse 9 Channel Center with new technology and modern design aesthetics to transform it into a bold mixed-use environment that will appeal to today’s knowledge-based worker.”

On its website, Berkeley Investments notes that in 2004, it purchased 12 buildings, two parking garages, and four undeveloped parcels in the Fort Point Channel District in Boston, from the Boston Wharf Co. for $97 million. This acquisition complemented the company’s 2003 purchase of 343 Congress St.

The plan for 7 Channel Center is to redevelop the building into about 130 residences, most likely as rental apartments, Berkeley Investments said.

JLL’s leasing team for 9 Channel Center includes Tom O’Regan, Patrick Nugent, Stephen Steinberg, and Michael Potter.

The agent for retail leasing at 9 Channel Center is a Boston Urban Partners team led by Jonathan Dutch.
