Lithium-ion battery maker A123 Systems of Watertown has leased 88,000 square feet of office, lab, and manufacturing space in Waltham, according to a filing made with the Securities and Exchange Commission.

The lease, made with landlord Boston Properties Limited Partnership, will cost A123 a total of $25.3 million for base rent for 10 years. According to the filing, A123 will also exercise an option to expand into an additional 9,300 square feet at the same location and could move into other spaces as they become available.

A123 recently received a $5 million loan from the state to help it expand. As part of that loan, the company is expected to create 250 jobs. If the jobs are created, the loan will not have to be repaid.
