Expecting too much from your inspector
Home inspectors are not magicians. They are generalists that know a great deal about houses. They can't dismantle the house to see inside the walls, nor can they give you estimates. If you need an estimate on a project or repair, you must consult with a contractor.
Failure to shop around
You want an inspector who has experience with the type of property you plan to buy. There are specialists who focus on types of homes and those who focus on certain issues, such as health concerns and allergy prevention. Some companies have many inspectors, and they are not created equal. Choose your inspector, not your inspection company.
