Underestimating the time commitment
House-hunting is going to eat up a few hours every week, if you work with an agent. It will eat up twice as much if you go it alone. You will spend 20 hours on the deal during the week your offer is accepted; that figure doesn't include time spent worrying and obsessing. If you have a hectic life, some tasks will have to move to the back burner to make room for this big financial decision.
Underestimating the emotional impact
No mentally healthy person can spend the kind of money you will spend on a home without experiencing stress. Expect it, and prepare to give yourself some slack.
Misjudging your strengths and weaknesses
If you are emotional, hire an agent who will be steadying. If you are impulsive, find one you can trust to slow you down. If you are a good negotiator, find one who respects your skills and will welcome your choreography. If you want to be taught, find an agent who is free with information. If you have a partner, find an agent who will balance both of your needs without "taking sides." If you can buy on your own, don't hire an agent.
