Home inspections 101

1) Massachusetts is a regulated state

Unlike many other states, Massachusetts has strict regulations and requirements for who can do home inspections. The regulations, which went into effect in 2001 and were further modified this year, require all Massachusetts home inspectors to be licensed with the state.

In order to be licensed, each inspector has to go through an Associate Home Inspector training program, pass an inspection exam, conform to a code of ethics, have errors and omissions insurance, and perform at least 100 inspections under the supervision of a licensed inspector. In addition, before renewing their license every two years, each home inspector must complete 12 hours of continuing education.
