2) An inspector is not an appraiser or a general contractor

If you're looking for another opinion on whether your purchase price is fair, don't turn to the home inspector for help. Not only will a home inspector not tell you what your house may be worth, they are prohibited from doing so under the regulations. They are also not allowed to advise you on whether the property is even worth owning.

In addition, if you're looking for someone to fix that leaky faucet, don't expect the inspector to do it. It's against the regulations for them to offer or perform any repair, or even to estimate the cost of repairs.
