5) Know what extras to ask for

While the regulations are specific on what won't be a part of a normal inspection, you can request optional fee-based services from your inspector on some of the exclusions. For example, if you want radon testing done, make sure to ask your inspector if he is licensed to do it and how much extra it will cost. The same goes for pests, such as termites or mice. Or, if you want every single window to be looked at, know that the general inspection only covers a "representative number" of windows, so it may cost a bit more if you want every single one looked at.

If you are concerned about a certain area of the home that is not covered in the Mass. regulations, ask your inspector if he or she an perform it and how much more it will cost. Basic home inspection generally run anywhere from $300 to $700, but if you want a bunch of exclusions tested, be prepared to pay in the thousands. Remember, even though it will be more expensive, it may be worth it in the long run if you have major misgivings about certain components that aren't part of the basic inspection.
