Assuming your financing is solid, writing a letter outlining your reasons for wanting the house can make a difference. "If you really, truly love the house heart and soul, and you're going to make it a home," says Giacalone, "tell the owner why you want it. If sellers feel like they've really clicked with someone, it can really help them to make a decision."
