Ask the key questions

It's not often done, but ask for an agent's references and actually check them before making your selection. Also ask potential agents to prepare a printout detailing the number of sales they've made in the last 12 months, the listing price, the selling price, and the length the homes stayed on the market. Agents should also be able to provide a market analysis recommending a selling point for your house before you make a decision.
