Once you have found your agent
After you know the agent that you want to work with, youll need to sign a buyer agency agreement. This agreement is negotiable so you should be sure to read through the document carefully. If there is something you dont agree with, try to find some sort of a middle ground. Agents tend to be flexible about terms, so don't be afraid to ask. It is important to understand exactly what you could owe, so find out if there will be a sellers commission at closing or if you owe a commission if you decide to purchase from someone selling on their own.
The agreement can be exclusive to that agent, or non-exclusive, which means you can work with other agents. Youll also want to see how long the agreement commits you to working with an agent and how the agent will react if you make an offer on their listings or a listing within their office. Also, make sure you know what areas and cities the agreement covers. If you are unhappy with anything in the agreement, state your case and ask the agent to reevaluate the contract. Remember, the buyer agent is supposed to be looking out for your best interest if you believe he or she is not, than you should discuss it with him/her, or their supervisor.![]()
