Small, comfortable Cohasset condo is big on ocean views

COHASSET - What we are talking about here is a comfy condo on Jerusalem Road, which for more than a century has attracted millionaires and gawkers drawn by the breathtaking homes that line it, and the stony shoreline and Atlantic Ocean beyond. Homes here regularly go for seven figures, so this is an unusually low price to pay to be able to live among the swells. The tradeoff is the smallish space.

The condo is on the first floor of an L-shaped building of six units. A former carriage house for a nearby estate that was converted in 1978, the building is set up on a bluff and is reached via a sloping driveway. Entry brings you into a living room painted a rich blue with a glossy white trim that nicely highlights the room. A large picture window gives an unbroken view of what locals call Doctor's Island and the ocean in which the rocky outcrop sits. Black Rock Beach, known locally as Rocky Beach, is a brief walk down the road.

The living room gives way to a yellow-painted kitchen with white trim, white cabinets, black granite countertops, and a black granite cook's preparation island. Four can sit, cozily, at a small table.

There is one full bathroom that is adequate, with its floor and wall covered by light grey tiles. The master bedroom, painted a darker hue of blue than the living room, has a ceiling fan, smallish closet space, and a door out to a square back deck that overlooks a spacious, bush-framed lawn which provides more ocean views.

The smaller second bedroom is painted gold, has a ceiling fan and smallish closet, and seems appropriate for a single child or for use as a small office. A monthly fee of $372 covers heat, hot water, master insurance, and landscaping. The condo has its own single-car garage and a shared laundry room.
