Choose an ally before hitting the streets
The autumn buying season is here. For those of you about the hit the streets, find an agent who will help you through the whole process.
Finding the property is the easiest part of a real estate agent's job. The data is quite easy to come by. The services an agent gives you at that point in the process are simply to help you clarify and organize your search and to do the leg-work on questions you have (like finding other units for sale in a condo complex.) The real benefit of having your own agent is to have his or her advice on the true market value of the property (not the asking price, which can go down a lot before something sells). Once you know the value, you are in a position to negotiate for the best price and terms. Having a buyer's agent gives you the services of a professional to advise you on the best way to negotiate for what you want. Experience helps here.
A true buyer's agent will be able to help you through home inspection and the details to closing. Again, experience helps here. A good agent can tell you whether the problems you are seeing on inspection are unusual or typical, whether you are getting a fair deal after inspection, whether the seller is expecting too much from you in terms of closing times, access to the home before closing and other issues. He or she knows good attorneys inspectors and lenders and can help coordinate all the way to closing.
Find an agent who fits your style. If you like to lead, find one that will provide structure and follow-up. If you want to be led, find one who is ready to take charge. Remember that the agent works for you and you call the shots. If you are not getting the service you deserve, talk to the agent. If she or he does not change her/his behavior, then move on. There are lots and lots of real estate agents out there!
