Brookline Mega Ranch Yours for $18 million

Darn it, for $18 million, I want more than one floor.

One of the newest homes to hit the market in Greater Boston boasts more than one of the richest price-tags ever seen in these parts. It also features a pretty unusual design and layout, at least for stodgy old New England.

This sprawling, custom-built estate on Fernwood Road in Brookline - 101 if you are wondering - is a ranch on steroids. Built in 2008, this 21st century mansion with an "Asian flair" features four bedrooms, eight bathrooms, and six fireplaces, all spread out over one level. And it overlooks an impossibly picturesque pond that looks like it's mainly for display, not a quick dip on a hot day.

The owners, a Morgan Stanley director and his wife, are moving to Miami and looking to sell their Brookline retreat, which comes with Zen garden, complete with a five-foot granite Buddha, the Journal reports. After you've finished meditating, you can go jump in the heated outdoor pool, which has a waterfall cascading into it, or work up a sweat inside your own personal gym.

The 9,070-square-foot Brookline mega ranch is the most expensive listing on the market right now in the Boston area, and second in Massachusetts only to the Oaks in Cohasset, on the market for a whopping $22.2 million.

The listing price weighs in at over $1,800 a square foot, about what some super posh downtown Boston condos are selling for.

If 101 Fernwood fetches anything close to its listing price, it will top the $16 million John Henry shelled out back in 2007 for his own Brookline spread. Henry promptly tore down the red brick Georgian Revival colonial - snapped up from former Dodgers owner Frank McCourt - to make way for his own custom-built mansion.

Not sure what kind of commission she's getting on this deal, but just do the math on 5 percent of $18 million - it's a cool $900,000. Designed by local architect Adolfo Perez and built by Thoughtforms Corp., this property features walls of windows that provide spectacular views of the scenic landscape, which includes a pond, lush courtyards, flowering trees and a 40-foot willow. The 9,094-square-foot home includes four bedrooms, six full bathrooms and two half baths, six fireplaces, an outdoor heated pool, a heated four-car garage and a host of luxury amenities including radiant heated floors and an integrated audio and video system by Bang & Olufsen.

The taxes are a killer, though; annual bill is nearly $90,000. Of course, if you have the kind of money to buy a fantasy house like this, then paying the local taxman is kind of like scrounging for pocket change to tip the hired help.
