Mixed results in housing market

Sales refers to homes that went under agreement in the months shown, which is the most current indicator of seller and buyer activity available. On a year-to-year basis, February sales were way, way up in Hingham, Norwell and Scituate. Sales rose 18% in Plymouth County and 14% in the Greater Boston market.

Average price for homes that sold (transferred title) have been fluctuating over the last few months in Hingham, Norwell, and Scituate. The good news, however, is that for the first time in many months, the average sales price was over $600,000 in all three communities.

Supply is determined by dividing the number of unsold listings at the end of a given month by the number of sales that occurred in that month. Real Estate professionals consider a 5-6 month supply to be a “Balanced Market. Conditions last month still favored buyers -- especially in Norwell -- but improved for sellers in all three communities compared with February 2009.

Conclusion. The Greater Boston Market appears to have stabilized, and should enter a period as a Balanced Market.
