City readies vacant Dudley Street properties for sale

The Department of Neighborhood of Development is eying a series of Dudley Street parcels for potential development.

The city issued what's known as a "Request For Proposals'' on September 30 for six parcels on the busy neighborhood thoroughfare. Located in the approximate area of 483 Dudley St., the vacant sites range in size from 1,239-square-feet to 3,800-square-feet and connect for total of 14,031-square-feet.

The request calls for the construction of a series of structures to house ground floor retail space in addition to commercial and office space. Once constructed the property would be owned and managed by the developer.

Currently owned by the city, the parcels were assessed in 2013 for $131,000. No price has been set by city for the properties.

Uses that are of a particular interest to the community include sit-down coffee shops, credit unions, and institutional services, according to the city. Liquor stores, hair salons, fast food shops, and dollar stores are discouraged.

Potential proposals are also encouraged to incorporate a number of city initiatives including the Urban Agricultural Rezoning project and energy positive buildings.

The parcels are not being offered individually and any potential design would have to incorporate all the parcels into its plan.

The deadline for submissions is November 5. All potential plans will be evaluated based on a number of criteria including creditworthiness, ability to proceed, and conformity to the city's guidelines.

Once final proposals have been selected a community meeting sponsored by DND and its community partner, the Dudley Street Neighborhood Initiative, is expected to be held November 2013, according to a DND timeline. A developer is expected to be tentatively designated by December 2013.

Construction could begin by the fall of 2014 with the space ready for occupants by December 2015.
