Boutique hotel, residential building proposed for waterfront

The developers behind a boutique hotel and residential building proposed for South Boston’s waterfront will pitch their plan to the community next week.

A public meeting has been set for Thursday, Jan. 23, from 6:30 p.m. to 8 pm. at the Innovation Center located at 75 Northern Ave.

Led by Stoughton-based Conroy Development, the project calls for the construction of two buildings on the 2.4-acre Massport owned parcel on Northern Avenue, dubbed Parcel K.

The first building, slated to be located on the eastern side of the parcel, will be a 10-story boutique hotel with 247 rooms, according to the Expanded Project Notification Form submitted to the Boston Redevelopment Authority.

The second building, expected to be located on the western side of the parcel, will be an 11-story residential rental building with 304 units. The units are expected to be a mix of one- and two-bedroom units in addition to studios and micro-units.

Combined, the buildings will feature approximately 20,000 square-feet of retail space and 16,000 square-feet of office space.

The project also includes the construction of an outdoor courtyard terrace.

Parking for the two building will be located in a three-level underground garage, with approximately 640 parking spaces.

“The project will further the planning aims of the Boston Redevelopment Authority’s South Boston Waterfront Public Realm Plan and the goals of the City’s Innovation District, by contributing to a 24-hour neighborhood offering resident, hotel, office, and retail/restaurant uses in a lively, urban context,” read the Letter of Intent submitted by the developer.

Although the project still needs a slew of approvals, according to documents filed with the BRA, it is anticipated to begin construction by late-2014, with the project expected to take 18 to 24 months.

The parcel, located across from the Bank of America Pavilion, is bound by Northern Avenue, Congress Street, the Massport Haul Road, and the Silver Line Way. It is currently used as a parking lot.
