Waltham real estate volume down

Waltham single-family home prices are holding close to the statewide median, but condo sale prices are way up despite far less volume, according to the most recent data released by the Warren Group.

Statewide, the median single-family home sale price dropped 13.1 percent, from $305,000 in April 2008, down to $265,000 last month. In Waltham, prices dipped a similar 14.5 percent, from $415,000 to $355,000, in the same April to April comparison.

But the median condo price was up dramatically from $105,998 last April to $259,000 this April. Statewide, the median condo price was down 11.1 percent.

Volume may have skewed the results. There were 41 condos sold last April in Waltham but only seven sold last month, an 82.9 percent dive. Waltham home sales were down 31.6 percent, from 19 last April to 13 last month. Both figures show Waltham is being hit harder than the state as whole.

Statewide, sales volume was off, with condo sales down 31.1 percent and homes down 14.5 percent, from April to April.
