Luxury in the Burbs: For $3.49m, a Marshfield mansion with a boat for a bar

It’s too cold for a swim this time of year, but you can still enjoy waterfront living at 121 Grandview Ave. in Marshfield. 

The Shingle-style Cape is perched atop a 1.2-acre plot on the banks of the South River, looking out over English Salt Marsh. With five bedrooms, four bathrooms, and one half bathroom, the home offers “the Cape Cod lifestyle year round without the traffic,” the listing reads. The 4,848-square-foot property hit the market Jan. 15 for $3,495,000. Paul Grover of Berkshire Hathaway HomeServices-Robert Paul Properties has the listing.

A brick walkway leads up to the front entrance. A half bathroom and double door closet are just inside the front door, but that probably isn’t what most people notice first.

“As soon as you walk in the front door, you can look right through the house to the view,” Grover said. “There are layers to it, so you see the marsh between the house and the water, and then the water, and then the beach beyond that.”

The home was custom built for the seller, Grover said. The attention to detail is something that can be seen throughout, but especially in the finished walkout basement, where the seller turned an old boat into a nautical-themed wet bar, complete with a sink, dishwasher, and wine refrigerator.

The bar shares an open floor plan with the media room, where a projector screen takes up most of one wall. A gas fireplace with a stone surround in the middle of the room keeps things cozy on blustery days. The laundry, a full bathroom, one of the bedrooms, and the gym are also on this level. The gym ditches rows of TV screens for wide windows, allowing users to sweat it out to the stunning marsh and ocean views.

Upstairs, the living room (home to another gas fireplace) shares an open floor plan with the kitchen. The floors here, and throughout much of the home, are oak. The kitchen counters are Lennon granite, and the appliances are stainless steel. There’s a double oven and a sleek, black island with a built-in wine refrigerator and microwave. The open space also has a nook with three picture windows, perfect for drinking in the views while sipping a cup of coffee. Doors from the living room, nook, and kitchen all lead to the roomy back deck.

The en-suite bathroom boasts flooring with radiant heat, as well as a porcelain floor, quartz countertops, a vanity with two sinks, a shower, and a soaking tub. Both of the other bedrooms come with double-door closets, and one offers an en-suite bathroom with dual vanity. There’s another full bathroom in the hallway by the stairs.
