First-time home buyers in the state remained a significant part of the market despite a variety of challenges, according to the 2019 Massachusetts Profile of Home Buyers & Sellers.
“Despite the record-low number of homes for sale and near record-high prices, the percentage of Massachusetts first-time buyers was again higher than the national average,” said Kurt Thompson, a broker at Keller Williams Realty–North Central in Leominster and president of the Massachusetts Association of Realtors. “Our state is in demand. This is a trend we want and need to continue, but we still need more homes for sale to ensure that first-time home buyers of all income levels have the same opportunity to live here.”
The survey, compiled by the National Association of Realtors, also suggests that household incomes in the state are higher and that the typical buyer is younger. The median household income rose from $106,900 in 2018 to $119,600 in 2019; whereas the national income was $93,200. The median age of buyers was 32, compared with 47 nationally. Thirty-seven percent of buyers in the state said the primary reason for purchasing a property was their desire to own a home of their own, compared with 29 percent nationally.
“In theory, selling a home in this market is easy because of the high demand,” Thompson said. “However, when you combined that with sellers’ growing concern of not being able to find a home to buy after they sell, their satisfaction with the process suffers. The solution is making it easier to produce more housing.”
